At Rules of Renovation, we love teaching our students how to renovate and flip houses. So, why would we recommend not to renovate your home? Because you have to do it for the right reasons. Otherwise, it can backfire on you.
Renovate your home to serve your future buyers or create your own dream home that will last for decades. But, save your money if you want to renovate for any of the 3 reasons below:
1. To Imitate a Trend
Did you see a cool color scheme or material online and want to try it? Well, is it a trend or a fad? Some trends, such as energy-efficient construction, add value to houses and are here to stay.
But fads are usually just fun, cosmetic ideas that could go out of fashion at any moment. If your proposed renovation could be a fad, you’ll waste money by going through with it. Buyers might not like it, and you might get tired of it yourself!
2. To Impress Your Neighbors
It can be fun to show off your renovation skills or budget to your neighbors. But if you over-renovate your house for the neighborhood it’s in, it might be hard to sell later.
If your home appraisal is unusually high for the area and you set your sale price high to match it, buyers will likely avoid putting in an offer. They’ll look for a lower price that compares better with other nearby appraisals. Buyers are looking for a bargain. No one ever says, “Wow, I found the most expensive house possible. Let’s buy it!”
3. To Relieve Boredom
Trying to relieve boredom is an emotional motivation, not a logical one. It will not lead you to the most profitable renovation ideas. It will just lead you to hasty ones.
You can relieve boredom with small, inexpensive changes like swapping a few accessories or updating a paint color. But for major renovations, you should always consider the return on investment that you’re most likely to get—based only on hard facts.
