House flippers are a diverse bunch. Some are natural decorators, some are handy and great at construction, and some are simply great at identifying great financial opportunities. Depending on which category you belong to, the thought of specifically decorating a home for a different season may fill you with delight or dread. Some of our renovation students really enjoy those kinds of details, and some don’t. 
However, potential buyers will notice it. If they walk into your open house—or see it on social media—you should take every chance to dazzle them. Your attention to detail will signal to their brains that this is a quality property. 
You can make a house look beautiful for the fall season with just three easy tips, which Rules of Renovation reviews here. Take a few minutes to learn them and apply them, and see the great results your house and bank account can get.

1. Switch to Neutral Fall Colors

When you’re getting a house ready for a flip, you should decorate it and paint it in fairly neutral colors that work for most buyers. This makes transitioning to a fall color scheme simple. 
Keep major background elements like walls neutral. Think cream, ivory, white, gray, and so on. Then, add temporary decorative accents for the season. 
As you near or enter fall, you can change couch pillows, vases, table colors, throw blankets, draperies, flower arrangements, and other accents to classic fall colors. Look for greens, oranges, earth tones, deep blues, gentle browns, crimson, and others. 
Bring the same treatment to towels in your kitchen and bathroom, as well as decorations on and around any hearth and end tables.

2. Bring in New Seasonal Scents

Make your house smell amazing and seasonal right before and during an open house. Smell activates buyers’ subconscious minds at a level beyond reason. It can bring back great memories and make them feel a deeper connection to the property. 
Scented candles are the simplest trick for achieving this effect. Look for subtle vanilla, pumpkin, spiced apple, butterscotch, and cinnamon candles, along with any other that remind you of fall or Thanksgiving. Nothing makes an empty house feel like a home like the reminder of Grandma’s home cooking.
You can also drop by a local market or grocery store for a great-smelling flower arrangement. Make sure there are some darker flowers and green leaves included for the season. 
You can also decorate with pinecones and fresh, leafy branches from the property, if they look and smell like fall. 

3. Decorate Beds for Fall

Don’t neglect the bedrooms. Beds are a great palette for fall colors and patterns, and you can get sheets for relatively low prices. 
Look for flannel patterns, especially. Get rid of bright white blankets when possible, which are more appropriate in the summer. You can also get a smaller fake fur blanket for the foot of each bed. 
Remember to include new pillowcases and floor rugs, also. Find warm and muted fall colors to match the other rooms in the house. Avoid bright colors.
Pay attention to textures too. Make your visitors feel like they would be warm and cozy on a cool night in that bed.
